OCCUPANCY:  The Guest agrees to peaceably and quietly use and occupy the Rental Property and agrees not to commit waste nor make any unlawful or offensive use of the Rental Property during occupancy.  Occupancy must not exceed the number of persons indicated on the Rental Agreement.  Any occupancy over the amount of people indicated in the Rental Agreement will result in immediate eviction and FORFEITURE OF ALL RENT!  HOUSE PARTIES ARE PROHIBITED!

KEYS:  Keys are to be picked up at the rental office, 99980 Overseas Highway/Key Largo, upon arrival for check-in.  All keys must be returned to the rental office upon departure for check-out. If not returned there is a $50 fee deducted from your security deposit.

CHECK IN TIME: Check in time is from 2pm to 4pm daily.  If you plan to arriving after hours and have paid in full, your keys and rental package will be in the "drop box" located on the front porch of the rental office.

CHECK OUT TIME: Check out time is 11 am sharp.  A $50.00 fee will be charged on all late checkouts, as our cleaning crew must have access to unit by 11am. 

UTILITIES:  Rentals of less than one month due not incur costs for utility usage.  Rentals of one month or more will be charged for utilities.  Utility costs will be paid by the Guest by deducting the charges from the security deposit.

PETS ARE PROHIBITED.  Any pets found will result in IMMEDIATE EVICTION, a $100 PET FEE AND forfeiture of all rent!

DEPARTURE CLEANING FEE:  A departure cleaning fee of approximately $90. will be charged.  Any furniture or carpet cleaning due to guest carelessness will incur an additional  fee which will also be deducted from the security deposit.

TELEPHONE:  All units have a telephone.  The telephone line has a toll call block that prohibits direct dialing of long distance calls. Please dial "0" to make credit card/calling card or collect calls.  800, 888, 877 exchanges and local calls are free.

SUPPLIES:  The condo's are equipped with 1 or 2 color cable television sets,  VCR,  radio/CD/tape player, linens, towels, pillows, pots and pans, dinnerware, glassware and flatware.  Beach towels, detergents, and toiletry items are not furnished. 

DAMAGE:  Any and all damage determined to have been caused by a Guest's occupancy will result in the cost of repairs and/or replacements to be deducted from the security deposit.  To avoid any claims against the deposit, we ask that you treat the rental property as you would your own home.

REPAIRS:  There will be no refunds for any mechanical, appliance or air-conditioning failure.  In the event of any problem during your stay notify the rental office and the problem will be taken care of as soon as possible.

RETURN OF DEPOSIT: You can expect to receive your security deposit within ten to fifteen days of departure if the length of your stay is under one month, and sixty (60) days of departure if the length of your stay is over a month , unless there is damage to the property.  In case of damage, the deposit will be returned, minus cost of repairs or replacements, after repairs or replacements have been made.

EARLY DEPARTURES: THERE WILL BE NO REFUNDS on any Early Departures.  No exceptions!

BOATS AND WATER CRAFT: Boats and water craft being brought to or docked at rental property require Proof of Insurance before occupancy.  Dockage is available on a first-come, first-serve basis at an extra fee. Call the Dock Master at 305-8531435 to reserve.  Boat trailer parking is available in designated areas.  You may keep your boat on your trailer if you wish.
